Types of Inspections:

Buyer’s Inspection

This will give you a clear picture of the home you are interested in purchasing. You will have all the information you need about the property, including defects or areas needing repair, prior to making this very important decision.

Pre-Listing / Seller’s Inspection

Before placing your home on the market, it will greatly benefit you to know the true condition of your home in order to price it accurately. Although you may have lived in your home for several years, it is possible that some issues have gone unnoticed. It is best to get a professional examination so you are in-the-know about the quality of your home.

New Construction

Having your home built from scratch is an exciting journey. Since it is being built from the ground up by professionals, you may feel confident that you do not need an inspection. However, we are all human and all prone to making mistakes. A New Construction Inspection will look closely for structural defects and hidden issues in the brand-new home.

11-Month / Builder’s Warranty

Your new home is finished and you have finally moved in. Your builder will likely give you a one-year workmanship warranty, and this will save you the trouble of paying for issues that may arise from faulty construction, defective materials, or improper installations.

Home Maintenance Inspection

This inspection can be done annually or biannually to check all of the critical aspects of your home like electrical, plumbing, and HVAC. It will determine whether these systems are in good working order, and it will also find any structural issues or property damage.

Commercial Buildings / Property Inspection

Buying or leasing a commercial property is a huge investment. A Commercial Buildings/Property Inspection ensures that the business is running safely and efficiently. This will uncover any issues with the property, structural or otherwise, including any costs needed for repairs or maintenance.

Re-Inspections

During your initial inspection, there may have been components of the property that were inaccessible, or repairs or modifications that have been made. A re-inspection will take a second look at these previously inaccessible places, and ensure that the repairs have been properly executed.

Radon Testing

Radon is a naturally occurring gas that is undetectable by sight or smell, and can cause health problems such as lung cancer. The only way to know exposure levels is by testing using devices that measure concentration over a 48-hour period. The inspector will strategically place the device based on the configuration of your home.

Water Testing

Harmful bacteria, particulates, or minerals in water can also be undetectable by sight, smell, or taste. The inspector will take samples of your home’s water and test it for microscopic contaminants, helping you keep yourself and your loved ones safe and healthy.

Mold Testing

In many cases, mold is invisible and can be extremely harmful to your health if left untreated. During an inspection, your inspector may notice a buildup of moisture or other clues that may call for mold testing. Air sampling is the most common way of assessing mold levels, which compares the content of mold spores of the air inside to the air outside.
