Asbestos Testing
Asbestos was used in residential construction for decades, and plenty of it is still sitting quietly in older homes. Left alone and intact it is usually not the emergency people imagine. The trouble starts when someone drills into it, scrapes it, or pulls it up during a remodel.
Verispec has inspected property across the region for more than ten years. Patrick Tolbert holds Certified Master Inspector credentials and worked as a licensed contractor before he started inspecting, which means he knows which materials in a given era of construction are worth a second look.
We identify suspect materials, collect samples properly, and send them for laboratory analysis. Pricing is published online, testing can be added to an inspection you already have booked, and every inspection is backed by a money-back guarantee. Sampling is available throughout our service area.
What Usually Turns Out to Be Suspect
Age of construction is the first filter. Homes built or renovated before the early 1980s are the ones worth checking, and the materials that come up most often are the ones people disturb during ordinary renovation work.
- Textured or popcorn ceilings
- Vinyl floor tile and the black adhesive underneath
- Pipe wrap, duct tape, and furnace insulation
- Cement siding, shingles, and roofing felt
- Vermiculite attic insulation
- Joint compound, patching plaster, and textured paints
Why You Should Not Take the Sample Yourself
Mail-in test kits are cheap, and the sampling instructions make it sound simple. The problem is that collecting a sample means cutting or breaking the material, and disturbing asbestos is the entire mechanism by which it becomes dangerous. A kit that costs less than a proper sample is a poor trade if taking the sample is what puts fibers in the air.
Sampling is done with the material wetted down and the area contained, taking only what the lab needs, and leaving the site in a state you can safely walk back into.
When You Need Something Different
Sample testing answers a specific question: is this material asbestos. That covers most buyers and homeowners who have found something suspect and want to know before they touch it.
It is not the same thing as a formal pre-renovation or pre-demolition survey. Oregon applies survey requirements to certain renovation and demolition projects, and those have to be performed by an accredited asbestos inspector. If your project falls under those rules, we will say so and point you in the right direction rather than sell you a service that will not satisfy the requirement.
How Testing Works
- We identify what is worth testing. Not every old material is suspect, and sampling everything is a waste of your money.
- Samples are collected safely. Wetted, contained, and taken in the smallest quantity the laboratory needs.
- The laboratory analyzes them. Each material is tested separately, because one being clear says nothing about the next.
- You get written results. What was sampled, where it came from, and what came back, so you can plan the work or leave it alone.
Frequently Asked Questions
How much does asbestos testing cost?
It depends on how many materials need sampling, since each one is analyzed separately. Verispec publishes pricing online, and testing is usually added to an inspection you already have booked rather than charged as a separate call-out.
Can I just take the sample myself?
You can buy a mail-in kit, but taking the sample is the part that carries the risk. Asbestos is only dangerous once it is disturbed, and cutting, scraping, or breaking a suspect material is exactly what releases fibers into the room. Having it sampled by someone who does it properly avoids creating the problem you are testing for.
Do I need a full asbestos survey before renovating?
Possibly. Oregon has survey requirements that apply before certain renovation and demolition work, and those surveys must be carried out by an accredited asbestos inspector. That is a different service from sample testing. If your project falls under those rules, we will tell you plainly and point you toward an accredited surveyor rather than sell you something that does not meet the requirement.
How long do results take?
Lab analysis is not instant, and turnaround depends on the laboratory queue and whether you need it expedited. We will give you the current timeframe when you book rather than promise a number that may not hold.
Is it safe to stay in the house while we wait for results?
Undisturbed material in good condition is generally left alone rather than removed, and the standard advice is not to touch it. The risk comes from sanding, drilling, or demolition, so the practical answer while you wait is to leave the material be and keep work away from it.
Can you test for lead paint at the same time?
Yes. Lead paint testing, mold testing, radon, and sewer scopes are all handled in-house, and older homes that raise one of these questions often raise the others. Combining them means one visit instead of several.
