Sewer Scope Inspections
The sewer lateral is the one part of a property nobody can see, and it sits outside the scope of a standard home inspection. It runs from the foundation out to the city main, several feet underground, and when it fails the repair lands in the thousands rather than the hundreds.
Verispec has inspected property across the region for more than ten years. Patrick Tolbert holds Certified Master Inspector credentials and built homes as a licensed contractor before he ever inspected one, which is the background that tells you what a defect on a screen actually means for the property in front of you.
We run a camera through the line and record what is down there. Root intrusion, cracks, offset joints, sags where waste collects, and the pipe material itself all show up on video, and you get the footage and a written report the same day. Pricing is published online, sewer scopes are handled in-house rather than subcontracted, and every inspection is backed by a money-back guarantee. Booking one alongside a full inspection does not add a second appointment to your week. Scopes are run right across our service area.
What the Camera Actually Finds
A sewer scope shows the condition of the line from the cleanout to the city connection, on video, in real time. The common findings are root intrusion at the joints, cracked or offset sections, bellies where the pipe has sagged and waste pools, and heavy scale or grease narrowing the flow.
It also identifies what the pipe is made of, which matters more than most buyers expect. Clay tile, cast iron, and Orangeburg fiber pipe each age differently, and knowing which one is buried in the yard changes how you read everything else in the report.
Do You Actually Need One?
If the house is more than about twenty years old, or there are mature trees anywhere near the line, the answer is usually yes. Roots find joints, and older laterals have more joints to find.
It is also worth doing when drains run slow, when there is an odor you cannot place, or when the property has sat vacant for a while. A standard inspection covers what is visible and accessible, and a buried pipe is neither.
Verispec is an inspection company. We scope the line, show you the footage, and hand you the report. What happens next is between you and whoever you hire to do the work.
How a Sewer Scope Works
- We locate the access point. Most properties have a reachable cleanout. If yours does not, we will talk through the options before the appointment.
- The camera goes in. A waterproof camera on a flexible cable travels the length of the lateral to the city connection, recording the whole way.
- We mark what we find. Anything significant is noted with its distance from the access point, so a plumber knows where to dig instead of guessing.
- You get the video and the report. Same day, with the footage and written findings together.
Frequently Asked Questions
How much does a sewer scope inspection cost?
Pricing depends on the property and on whether you book the scope on its own or alongside a full inspection. Verispec publishes pricing online, so you can see the cost before you book instead of calling around for quotes.
How long does a sewer scope inspection take?
It is a short appointment. Most residential lines are done inside an hour, though a long run or an awkward cleanout can take longer. Your report goes out the same day either way.
Is a sewer scope inspection worth it?
On an older home it is one of the cheapest ways to avoid a surprise that runs into the thousands. A failed lateral is one of the few defects a standard inspection cannot detect and that costs far more to fix than most buyers budget for.
Do I need a sewer scope on a newly built home?
New lines rarely show age-related damage, but they have their own failure modes: construction debris left in the pipe, sections crushed by heavy equipment, and improper slope. A scope before your builder warranty period ends is worth considering.
What happens if the scope finds a problem?
You get video of the defect and a written description of where it sits and how severe it looks. That is what you take to a plumber for a repair quote, or to the seller during negotiation.
What if the property has no cleanout?
Access can sometimes be gained through a roof vent or by pulling a toilet, though not every property allows it. We will tell you what is possible before the appointment rather than after.
