Mold Inspection & Testing

Wet winters, tight building envelopes, and crawlspaces that never fully dry out make this a part of the country where mold questions come up constantly. Most of the time the answer is undramatic. Occasionally it is not, and the difference is worth knowing before you buy a house or open a wall.

Verispec has inspected property across the region for more than ten years. Patrick Tolbert holds Certified Master Inspector credentials and built homes as a licensed contractor beforehand, which matters here because mold is a symptom and the real question is always where the water is getting in.

You get sampling, laboratory analysis, and a written report the same day we finish on site, with infrared scanning included at no extra charge to help locate moisture behind finished surfaces. Pricing is published online and every inspection is backed by a money-back guarantee. Testing runs across our whole service area.

We Test. We Do Not Remediate.

That distinction is the reason to call us rather than a remediation company. A firm that sells cleanup has an obvious interest in the size of the problem it finds, and much of this market is made up of companies that do both.

Verispec has no remediation arm. If the samples come back unremarkable, the report says so, and that is the end of it.

What We Actually Look For

Finding mold is the easy part. Finding the moisture feeding it is what stops it coming back, so the inspection works backwards from the growth to the source.

  • Visible growth and the extent of affected material
  • Air and surface sampling for laboratory analysis
  • Moisture readings at suspect walls, floors, and ceilings
  • Crawlspace and attic ventilation and humidity
  • Roof, gutter, flashing, and grading water intrusion points
  • Plumbing leaks and past water damage evidence

When Testing Is Worth It, and When It Is Not

Test when there is something specific driving the question: growth you can see, a smell you cannot place, staining on a ceiling, a known leak, or a seller disclosure that mentions past water damage.

Testing a property with no symptoms and no history is usually money spent to confirm what a visual inspection already established. We will tell you that on the phone rather than take the booking, because a clear result on a house nobody suspected proves very little.

How Testing Works

  1. We inspect first. Visual assessment, moisture readings, and infrared scanning to work out what is worth sampling and where.
  2. Samples are collected. Air samples, surface samples, or both, depending on what the inspection turns up.
  3. The laboratory analyzes them. Results identify what is present and at what concentration relative to a control.
  4. You get the findings and the cause. What was found, where, and the moisture source behind it, so a remediation contractor is fixing the problem rather than the symptom.

Frequently Asked Questions

How much does a mold inspection cost?

It depends on the size of the property and how many samples are needed. Verispec publishes pricing online, and mold testing is often added to an inspection already booked rather than charged as a separate visit.

Are mold inspections worth it?

They are worth it when there is a specific reason to look: visible growth, a musty smell, a past leak, or staining you noticed during a walkthrough. Testing a property with no signs and no history rarely tells you anything you did not already know.

Is black mold common in Oregon homes?

Mold of some kind is common in a climate with wet winters, and most of it is ordinary. The species that gets called black mold is less common than the internet suggests. What matters more than the color is whether there is a moisture source feeding it, because growth returns if the water problem is not fixed.

Do you remove the mold as well?

No. Verispec is an inspection and testing company. We tell you what is there and where the moisture is coming from, and you take that to a remediation contractor. Nothing in the report is written by someone who stands to be paid for the cleanup.

Can you find mold behind a wall?

Not directly, because nothing sees through drywall. Infrared scanning is included at no extra charge and identifies temperature differences that can indicate moisture behind a surface, which is usually how a hidden problem gets located before anything is opened up.

Can this be done as part of a home inspection?

Yes, and for buyers that is usually the sensible way to do it. Mold testing, radon, sewer scopes, lead paint, and asbestos sampling are all handled in-house, so everything happens in one visit inside your inspection period.
